Quellin in Waxhaw: when it was built, HOA dues and prices

Walking Quellin, the established community about two miles from downtown Waxhaw.

Quellin is an established community in Waxhaw, North Carolina, inside Union County, roughly two miles from the downtown Waxhaw shops. As of September 6, 2026 it had six homes listed from $625,000 to $920,000, with an average list price of $748,333 (Homes by Marco subdivision page). The fact worth fixing first is the build date. Quellin gets described as a 1993 to 1996 neighborhood, including in the earlier version of this page, and the property records say otherwise.

Quick answer

Quellin is a Waxhaw, NC 28173 community in Union County. Two independent listing records put construction in the early-to-mid 2000s, not the 1990s. Homes now list in the $600,000s to low $900,000s with HOA dues under $1,000 a year.

  1. Build years: 2002 to 2006 (Homes by Marco) and 2003 to 2006 (Neighborhoods.com), both pulled September 6, 2026

  3. Median sale price reported at $762,500, about $210 per square foot (Neighborhoods.com, pulled September 6, 2026)
  4. HOA: $63 to $79 per month on active listings, roughly $756 to $948 a year
  5. Schools: the Kensington Elementary, Cuthbertson Middle and Cuthbertson High attendance areas, per listing records, to be confirmed per address

When Quellin in Waxhaw was actually built

The Homes by Marco subdivision record for Quellin lists year built as 2002 to 2006, and the Neighborhoods.com page for Quellin says the community dates back to 2003 with construction completed around 2006. Both were pulled September 6, 2026. That is two independent sources landing in the same window.

The 1993 to 1996 range that circulates, and that appeared in the earlier version of this page, does not match either record. It also does not square with how the earlier version described the homes, which called them 1990s builds that had been refreshed. If the houses went up in the early 2000s, then original kitchens and baths are twenty-year-old finishes rather than thirty-year-old ones, and that changes what a fair renovation allowance looks like when you write an offer.

Do not take my word for it either. Union County keeps parcel-level year-built data in its public tax records. Pull the record for the specific address you are considering before you price a rehab.

Sources: Homes by Marco Quellin subdivision page and the Neighborhoods.com Quellin page, both pulled September 6, 2026. Six active listings is a small sample, so treat the average as indicative rather than settled.

On dues, the earlier version of this page gave $600 to $750 a year. Active listings show $63 to $79 per month, which annualizes to roughly $756 to $948, and a separate source quotes about $475 per payment on a semi-annual cycle, which lands near $950 a year. The old figure was low. Confirm the amount and the billing period in the HOA documents rather than working from any published range.

Amenities at Quellin, and which ones I could confirm

Across the sources reviewed September 6, 2026, the amenities that appear consistently at Quellin in Waxhaw are a community swimming pool, a clubhouse, a playground, walking trails and a pond. Those are the ones I am comfortable stating.

The earlier version of this page also listed a junior-Olympic-size pool, a lighted basketball court, a dedicated pickleball area and pocket parks. I could not confirm any of those four specifics from a source I trust in this run, so they are not repeated here as fact. Listing aggregators generate amenity lists automatically and the results are frequently wrong. The Quellin record on one major aggregator, pulled September 6, 2026, includes an airport runway, golf and mountain views, none of which exist in Waxhaw. If a court or a pickleball surface matters to you, walk the common areas or ask the HOA directly.

Builder attributions are similarly muddled. The earlier version named M/I Homes and Saussy Burbank. Other records for Quellin add JP Orleans, Orleans Homes, Parker Orleans and Turnberry Homes. I could not establish a definitive builder list in this run, so I am not asserting one.

School assignment for Quellin

Quellin in Waxhaw is served by Union County Public Schools. The Homes by Marco subdivision record, pulled September 6, 2026, places the community in the Kensington Elementary, Cuthbertson Middle and Cuthbertson High attendance areas. The earlier version of this page said only that Quellin has highly rated Union County schools, which told a reader nothing useful.

Treat the attendance areas above as a starting point, not a conclusion. Aggregators contradict each other on school data, Union County adjusts boundaries as the southern end of the county grows, and a single address can differ from a neighborhood generalization. Run the exact street address against the Union County Public Schools attendance boundary maps, then confirm with the district Office of Student Assignment on 704-296-1005 extension 4090 and confirm all three levels before you write an offer.

The tradeoff at Quellin

Quellin’s age is the honest drawback. Homes built between roughly 2002 and 2006 are now at the point where the original mechanical systems are aging out. HVAC units, water heaters and roofs from that era are at or past typical replacement windows, and a house that shows well can still be carrying $30,000 to $50,000 of deferred systems work. Budget for a thorough inspection and read the report as a capital plan, not a pass or fail.

Second, the price spread here is wide. A range from $625,000 to $920,000 inside one community usually means the finish levels vary a lot house to house, and it makes a quoted community average close to useless for pricing a specific home.

Third, the amenity set is modest by Waxhaw standards. If a resort-scale pool complex and a full activities calendar are what you want, the larger master-planned communities in town deliver that and charge for it. Quellin does not, and its dues are correspondingly lower.

If you are weighing Quellin against other parts of town before committing, the Waxhaw town guide from The Longleaf Group covers how those areas price against each other.

How Quellin fits the Waxhaw market

Quellin sits in the middle of the Waxhaw market: mature trees, proximity to downtown, a working but unglamorous amenity set, and dues under $1,000 a year. What you give up compared to the newer master-planned communities is the amenity scale and the newer mechanical systems. What you gain is location and shade, which the new sections of Waxhaw will not have for another twenty years.
