How to Hire an HVAC Company in South Charlotte (2027)

Updated

Our 2027 HVAC rankings are in progress. Until they publish, this guide covers the license rules, permits and questions that apply in every South Charlotte town.

Does an HVAC company need a license in North Carolina or South Carolina?

Yes, in both states. In North Carolina, installing or replacing a furnace, heat pump, air handler, package unit, condenser or ductwork takes a Heating Group 3 license from the NC State Board of Examiners of Plumbing, Heating and Fire Sprinkler Contractors. In South Carolina, residential heating and air work over $500 takes a license from the SC Residential Builders Commission. Check any HVAC company on those lookups before you sign.

What changed for HVAC replacements in 2026 and 2027?

Four rules changed: the EPA dropped the January 1, 2026 cutoff for installing older R-410A equipment, North Carolina requires a matched indoor unit when you switch refrigerants, the federal tax credits ended, and South Carolina adopts new codes on January 1, 2027. If you heard R-410A systems couldn’t go in after January 1, 2026, that held only until July 27, 2026.

What changedWhenWhat it means for you
EPA dropped the R-410A install cutoffEffective July 27, 2026 (Federal Register, 91 FR 31284)Systems whose parts were made or imported before January 1, 2025 can still be installed until supply runs out.
North Carolina matched indoor unit ruleJune 6, 2025Switching an R-410A outdoor unit to an A2L unit means replacing the indoor air handler or evaporator coil too.
Federal 25C and 25D credits endedAfter December 31, 2025A system put in service in 2026 or 2027 earns neither credit.
South Carolina adopts the 2024 codesJanuary 1, 2027Fort Mill and Indian Land installs fall under the 2024 SC Mechanical and Residential Codes.
North Carolina code update delayedMay 1, 2027 at the earliest, not setThe NC side stays on the 2018 codes, so a Weddington install and a Fort Mill install may be inspected under different editions.
Southeast efficiency minimumSince January 1, 2023A split central AC under 45,000 Btu/h must reach 14.3 SEER2 in both states.

The indoor unit rule is an NC Office of State Fire Marshal interpretation. Swapping only the coil inside an old air handler cabinet doesn’t satisfy it, because the A2L listing covers the whole air handler. A gas furnace and the existing refrigerant lines can typically stay if the manufacturer’s instructions and requirements allow.

You can still keep and repair an R-410A system, including replacing a condensing unit, coil or compressor with an R-410A part labeled for servicing existing equipment only. You can’t convert it: the EPA lists R-454B and R-32 only for new equipment designed for them.

How do you check an HVAC license in North Carolina or South Carolina?

Get the number from the bid, then match the license to the job.

North Carolina

  1. Find the number on the bid

North Carolina requires the license number on every proposal, contract and permit request.

  2. Search the board

Look it up by name or classification on the board’s public search, linked above. Licenses expire every December 31, so check this year’s renewal.

  3. Match the class to the job

Forced air systems in single family homes take Heating Group 3, whatever the size: H3-II for single family detached homes only, H3-I for any building up to 15 tons. A hot water or steam boiler takes Heating Group 1.

South Carolina

  1. Search LLR

Use the Residential Builders Commission lookup with the license type set to Heating and Air.

  2. Check the size

The residential license covers units up to 5 tons of cooling and 175,000 BTU/hr of heating each. A bigger single unit takes a Contractor’s Licensing Board mechanical license, so search that board if the name doesn’t come up.

  3. Check the renewal

Residential HVAC licenses renew every two years, before June 30 of odd numbered years, next on June 30, 2027.

In both states, ask to see the technician’s EPA Section 608 card, Type II or Universal for a home split system. Approved certifying organizations issue it, not the EPA, and it never expires. In North Carolina, a tech swapping a compressor, coil, contactor, motor or capacitor without changing the fuel or piping needs no state license, but replacing a condensing unit or air handler does.

Who issues HVAC permits in your town?

Your town or county building office does, and in North Carolina a replacement needs a permit even under $40,000, because the state’s small job exemption doesn’t cover adding or replacing heating or cooling equipment. For a complete gas, propane or electric appliance replacement by a licensee, a local office can require only one permit, with a fee no higher than one trade permit.

Ballantyne, NCMecklenburg County Code Enforcement; the City of Charlotte handles zoning.Contractors apply online through Trade Internet Permitting. On a change out with electrical and plumbing work, the mechanical contractor holds the main permit, and sub permits on a home change out cost half the main fee.

In unincorporated York County, a permit covers installing or replacing mechanical and gas systems, and contractors must hold SC LLR licenses.
Indian Land, SCLancaster County Building Services. If a furnace or other mechanical work went in without a permit, the County needs a licensed mechanical installer’s report plus Manual J and Manual D calculations before it will issue one.

What insurance, bond and warranty should an HVAC company have?

North Carolina sets no insurance or bond rule for heating contractors, so ask for a certificate of liability insurance and proof of workers’ compensation, which employers with three or more regular employees must carry. In South Carolina, a residential HVAC contractor needs a $10,000 surety bond on file with the Commission for any job over $5,000 for a homeowner, labor and materials together.

Buying through a big box or other retailer in North Carolina? The contract must name the licensed installer, the license number and a phone number, and the retailer must give at least a one year warranty on installation defects. For other bids, compare the written warranty terms, as ENERGY STAR advises.

What should you ask an HVAC company before you hire, and what are the red flags?

Ask how they sized the system, which refrigerant it uses, and who pulls the mechanical permit. ENERGY STAR says a good contractor sizes from your home’s size, insulation and windows rather than assuming bigger is better, checks the ducts, and measures airflow against the manufacturer’s specs.

  • Is this outdoor unit R-410A from pre-2025 stock, or an A2L system? If it’s A2L, are you replacing the indoor coil or air handler too?
  • Does the matched system meet the Southeast 14.3 SEER2 minimum?
  • What’s your NC Heating Group 3 or SC residential HVAC license number, and is the tech 608 certified?
  • Will I get a written, itemized proposal with costs, model numbers, schedule and warranty?

The NC plumbing and heating board’s red flags apply: a serious problem that must be fixed today, a price good only today, a door to door pitch, or pressure to pay up front. If a tech you called for a repair sells you a new system on that visit, the FTC Cooling-Off Rule gives you three business days to cancel the sale. Topping off a leaking home system breaks no federal leak repair rule, but venting refrigerant is illegal, so ask for a written note of what was added.

When should you book HVAC service?

Book the check up before the season turns: cooling in spring, heating in fall. ENERGY STAR recommends a yearly pre-season visit because contractors get busy once summer and winter arrive, and suggests looking at your filter every month.

Questions about hiring an HVAC company in South Charlotte

Is R-410A being phased out?

Yes, gradually. New home AC and heat pump systems made or imported since January 1, 2025 must use a refrigerant with a global warming potential of 700 or less, which rules out R-410A. Equipment built before 2025 can still be installed until it runs out, under an EPA rule effective July 27, 2026.

Can I switch my R-410A system to R-32 or R-454B?

No. The EPA lists R-32 and R-454B only for new equipment designed for them, not as retrofit refrigerants. In North Carolina, moving to an A2L outdoor unit also means replacing the indoor air handler or evaporator coil, under a State Fire Marshal interpretation dated June 6, 2025. An existing R-410A system can still be repaired with R-410A parts.

Is R-454B or R-32 more efficient than R-410A?

Efficiency is rated for the whole system, not the refrigerant, using SEER2, EER2 and HSPF2. In North Carolina and South Carolina, a split central AC under 45,000 Btu per hour installed since January 1, 2023 must reach at least 14.3 SEER2, so compare the SEER2 rating of each matched system you are quoted.

How do I look up an HVAC license in North Carolina or South Carolina?

In North Carolina, home heating and cooling contractors are licensed by the NC State Board of Examiners of Plumbing, Heating and Fire Sprinkler Contractors, whose public search works by name or by classification, such as Heating Group 3. In South Carolina, search the SC Residential Builders Commission lookup with the license type set to Heating and Air.

Is there still a federal tax credit for a new heat pump?

No. The 25C Energy Efficient Home Improvement Credit, 30 percent and up to $2,000 a year for qualifying heat pumps, covered improvements made through December 31, 2025. The 25D Residential Clean Energy Credit for geothermal heat pumps is not available for property placed in service after that date.
