Where the housing numbers come from
Sale prices, days on market, price per square foot, and inventory counts come from Canopy MLS, the multiple listing service covering the Charlotte region. Every figure is published with the date range it covers and the area it describes. We do not quote portal estimates such as Zillow or Redfin as current market values, because those are models rather than recorded sales.
Where a number is an average rather than a median, or the reverse, the article says which. The two often differ enough to change the conclusion.
School information
School assignment comes from the district student assignment tools for Union County Public Schools, Charlotte-Mecklenburg Schools, Lancaster County School District, and York County schools. Assignment changes, so every article carries the date the assignment was checked. Always confirm with the district before making a decision based on it.
Communities and new construction
Community details come from a combination of on-site visits and filming, builder and HOA documentation, and county planning and permitting records. Where a project is announced but not yet approved, the article says so rather than treating it as certain.
Video
Videos are filmed on location by Steve Jarrell. Nothing is stock footage presented as local. When a video is older than the article it sits in, the article notes what has changed since filming.
Updates and corrections
Every article carries a visible published or updated date. When figures are refreshed, the date changes and the old figures are replaced rather than left alongside the new ones.
