The Town of Weddington says only 27 of its roughly 11,000 acres are commercially zoned, and that its only commercial area sits near NC 16 and NC 84, an intersection locals call the Town Center. In practice that means Weddington Corners shopping center is close to the whole of it.
The town’s own 2024 comprehensive land use plan is blunt about the consequence. Its public engagement record has residents asking for restaurants so they are not “forced to Blakeney or Waverly,” and describing the grocery store as the main view of their town. That is the daily reality: a Harris Teeter run stays local, and dinner out, a movie, a hardware store or a doctor is a drive north toward Waverly and Blakeney or east toward Matthews.
People who are happy in Weddington are people who wanted the quiet and accepted the driving. People who are unhappy here are usually the ones who pictured a walkable village center. There isn’t one, and the zoning is written to keep it that way.
Who actually shows up when you need something
Weddington is a small-government town, and almost every service comes from somewhere else. This surprises people moving from a full-service suburb.

Two of these deserve a second look before you buy. Trash is billed through the town: the solid waste fee is folded into the 3.5 cent tax rate rather than charged separately, and yard waste and bulk pickup cost extra. And the well and septic question is not academic. If the house predates the water line, you are inheriting a well, a pump and a drain field, and you want them inspected like you would a roof.
The drives, and the roads being rebuilt under you
The mean travel time to work for Weddington residents is 28.0 minutes according to the 2024 American Community Survey five-year estimate. That is an average across all destinations, not a drive time to Uptown, and I could not source a reliable Uptown figure for this update, so I am not going to invent one. The town describes itself as about 15 miles southeast of Charlotte, and I-485 is roughly two miles north of the town line.
What is worth knowing is that several intersections you will use every day are on NCDOT’s build list in the current state transportation program. A roundabout at Weddington-Matthews Road and Tilley Morris Road is listed as under construction. Intersection improvements at Potter Road and Forest Lawn Drive are funded for construction in 2027, at the intersection the town’s own traffic study flagged for the most crashes. Further out, the Rea Road extension and NC 84 widening carries a construction year of 2028 and a price tag NCDOT has described at around $179 million.
Weddington’s roads are two-lane rural roads carrying suburban volumes. NCDOT counted 35,000 or more daily trips on NC 16 between NC 84 and the northern town boundary. School traffic concentrates that into two sharp peaks. If you test drive the commute, do it at 7:45 on a school morning, not on a Sunday.
The tradeoff, said plainly
Weddington’s tradeoff is convenience for space and quiet, and it is a real trade, not a marketing one. You get large lots, low density, a very low municipal tax rate and a town that has repeatedly declined to become something busier. You give up walkability, restaurants, a town park, public trails, sidewalks and bike facilities, and you accept that a gallon of milk, a soccer practice and a dinner reservation are all car trips.
There is a second cost people underrate. Because so little commercial value sits inside the tax base, and because the town outsources most services, Weddington’s budget is small and its ability to solve a local problem quickly is limited. When traffic backs up at an intersection, the fix belongs to NCDOT and runs on NCDOT’s timeline, which is measured in years. The 2027 and 2028 construction dates above are the answer to complaints that were being made well before 2026.
