Hunter Oaks in Waxhaw: schools, HOA dues and the fine print

Driving Hunter Oaks, the established Waxhaw community off Rea Road near the Marvin line.

Hunter Oaks is a large established community in Waxhaw, North Carolina, in Union County, sitting off Rea Road just south of the Mecklenburg County line. As of September 6, 2026 it had nine homes listed from $639,900 to $1,150,000, averaging $819,311 (Homes by Marco subdivision page). There is one correction here that matters more than any price: the elementary school this page previously named does not exist.

Quick answer

Hunter Oaks is a roughly 1,000-home community in Waxhaw, NC 28173 (Union County), built from about 1994 into the mid-2000s. There is no Marvin Ridge Elementary School in Union County Public Schools, and the elementary zone that serves this area splits between two different middle and high school clusters.

  1. Union County Public Schools operates Marvin Elementary and Rea View Elementary. It does not operate a school called Marvin Ridge Elementary (UCPS school directory, reviewed September 6, 2026)
  2. Listed prices: $639,900 to $1,150,000, average list $819,311 (Homes by Marco, pulled September 6, 2026)
  3. Square footage on record: 1,944 to 5,231, wider than the 3,000 to 4,000 typical range previously reported here
  4. HOA: $64 to $83 per month on listings, roughly $770 to $1,000 a year
  5. Build years on record: 1994 to 2005, not 1994 to 2008

The school correction at Hunter Oaks

The earlier version of this page said Hunter Oaks feeds Marvin Ridge Elementary, Marvin Ridge Middle and Marvin Ridge High. Two of those three are real. The Union County Public Schools directory, reviewed September 6, 2026, lists 30 elementary schools, and there is no Marvin Ridge Elementary among them. The district operates Marvin Elementary and Rea View Elementary in that part of the county, with Marvin Ridge Middle and Marvin Ridge High above them.

For Hunter Oaks specifically, the Homes by Marco subdivision record pulled September 6, 2026 lists the assignment as Rea View Elementary, Marvin Ridge Middle and Marvin Ridge High. I am reporting that as the attendance area a listing aggregator shows, not as a fact you should act on, because there is a second wrinkle underneath it.

The Rea View Elementary zone does not feed a single middle and high school. It splits, with some addresses continuing into the Marvin Ridge cluster and others into the Weddington cluster. Two houses in the same elementary zone, sometimes a short walk apart, can end up at different high schools. On a community of roughly 1,000 homes spread across a large footprint, that is not a hypothetical.

Run the exact street address against the Union County Public Schools attendance boundary maps, then confirm with the district Office of Student Assignment on 704-296-1005 extension 4090 and confirm elementary, middle and high separately. Do not use a listing site, a neighborhood page, or this page. Union County also adjusts boundaries as the southern end of the county fills in, so an assignment confirmed two years ago is not confirmed today.

What Hunter Oaks homes cost, September 2026

Nine Hunter Oaks homes were listed on September 6, 2026, from $639,900 to $1,150,000 with an average list price of $819,311 (Homes by Marco). That is a wide band for one community, and it reflects a genuinely wide range of house: the same record shows homes from 1,944 to 5,231 square feet. The earlier version of this page described a typical 3,000 to 4,000 square foot home, which misses the smaller end entirely.

Hunter Oaks HOA dues and amenities

HOA dues on Hunter Oaks listings in Waxhaw ran $64 to $83 per month as of September 6, 2026 (Homes by Marco), roughly $770 to $1,000 a year, and a separate community page quotes about $638 annually. The earlier version of this page gave no dollar figure at all, which is a strange omission for a page that described the HOA as active.

On amenities, the items that show up consistently across sources reviewed September 6, 2026 are a clubhouse, two community pools, tennis courts, a playground, walking trails and a pond, along with a neighborhood swim team. Pickleball appears on some lists. One aggregator record also shows gated access for Hunter Oaks, which I could not confirm and would not assume. Aggregator amenity lists are machine-generated and routinely wrong, so walk the common areas or ask the HOA if a specific facility is part of your decision.

The mature tree cover is real and is the thing people actually notice driving in. That comes from the age of the place. Records put construction from 1994 to 2005 (Homes by Marco), and a separate community page describes building starting in the early 1990s and wrapping around 2004. The 1994 to 2008 window this page previously gave runs past both.

The tradeoff at Hunter Oaks

The age of the housing stock is the drawback nobody wants to lead with. Homes built between 1994 and 2005 are on their second roof, second HVAC system, or overdue for both. Original polybutylene is not a concern in this era, but original builder-grade windows, aging decks and 1990s electrical panels are. A house here can look excellent and still need $40,000 of unglamorous work in the first five years. Read the inspection report as a budget rather than a verdict.

Second, the school split. If you are paying a Marvin Ridge premium and the address turns out to feed a different cluster, you have overpaid for something you did not buy. This is the single most expensive mistake available in this neighborhood and it takes five minutes to avoid.

Third, the price band is wide enough that a community average tells you very little. A $639,900 house and a $1,150,000 house in Hunter Oaks are not the same product, and pricing off a neighborhood average will get you badly wrong in either direction.

I also removed a homebuyer quote that appeared in the earlier version of this page. It carried no name, no date and no source, and there is no way to stand behind it.

If you are weighing Hunter Oaks against other parts of town before committing, the Waxhaw town guide from The Longleaf Group covers how the different areas price against each other.

Check whether the address is actually inside Waxhaw

Hunter Oaks carries a Waxhaw mailing address, and that is not the same thing as being inside the Town of Waxhaw. The 28173 ZIP area covers about 106 square miles while the town covers about 13, so most land with a Waxhaw address sits in unincorporated Union County. Parcel records indicate Hunter Oaks is among the unincorporated areas.

That distinction is worth real money. A property inside Waxhaw town limits pays the county rate of 0.4342 per $100 plus the town rate of 0.2900, for a combined 0.7242. An unincorporated Union County property pays the county rate alone. On a home assessed at $700,000 that gap is roughly $2,030 a year, and it also decides whether the town or the county sheriff answers your call.

Confirm the jurisdiction for the specific address before you build a budget on either figure. The Town of Waxhaw publishes a town limits map and a page devoted to this exact question, and Union County can confirm the tax district.

How Hunter Oaks sits between Waxhaw and Marvin

Hunter Oaks has a Waxhaw address, sits in Union County, and is close enough to the Marvin line and the Mecklenburg County line that it gets claimed by all three. The practical version: your tax bill is Union County’s, your schools are assigned by Union County Public Schools, and your everyday shopping is the Rea Road and Providence Road corridor toward Blakeney and Waverly rather than downtown Waxhaw.

Frequently asked questions

Is Hunter Oaks zoned for Marvin Ridge schools?

Listing records as of September 6, 2026 show Hunter Oaks in the Rea View Elementary, Marvin Ridge Middle and Marvin Ridge High attendance areas. The important caveat is that the Rea View elementary zone splits above elementary, with some addresses continuing into the Marvin Ridge cluster and others into the Weddington cluster. Confirm your exact address against the UCPS attendance boundary maps, then confirm with the district Office of Student Assignment on 704-296-1005 extension 4090 for all three levels.

Is there a Marvin Ridge Elementary School?

No. The Union County Public Schools directory, reviewed September 6, 2026, lists no elementary school by that name. The district operates Marvin Elementary and Rea View Elementary in this part of the county, along with Marvin Ridge Middle and Marvin Ridge High. An earlier version of this page named a Marvin Ridge Elementary and that was wrong.

What is the HOA fee in Hunter Oaks?

Listings showed $64 to $83 per month as of September 6, 2026 (Homes by Marco), roughly $770 to $1,000 a year, and a separate community page quotes about $638 annually. Confirm the amount and the billing period in the HOA documents for the specific address.

How much are homes in Hunter Oaks Waxhaw NC?

Nine homes were listed from $639,900 to $1,150,000 on September 6, 2026, averaging $819,311 (Homes by Marco), across homes from 1,944 to 5,231 square feet. The band is wide enough that a community average is a poor guide to any specific house.

When was Hunter Oaks built?

Records show 1994 to 2005 (Homes by Marco, pulled September 6, 2026), and a separate community page describes construction beginning in the early 1990s and concluding around 2004. The 1994 to 2008 window previously published here runs past both records.

How many homes are in Hunter Oaks?

Multiple community pages describe roughly 1,000 single-family homes, reviewed September 6, 2026. I could not confirm an exact count against HOA or Union County records in this run, so treat it as an approximation rather than a hard number.
