Providence Plantation: the HOA is voluntary, the rules are not

Moving to Providence Plantation in South Charlotte? What you NEED to know first!

Providence Plantation is a large established neighborhood in south Charlotte, inside the city limits despite the Matthews feel, with a homeowners association that has been running since July 1977. The association is voluntary and costs $80 a year. The recorded covenants attached to your deed are not voluntary at all. Understanding that distinction is the single most useful thing a buyer here can do.

The HOA is voluntary. The covenants are not.

This trips up buyers constantly, so here it is plainly. The Providence Plantation Homeowners Association describes itself as a voluntary organization with voluntary dues, currently $80 a year, and states outright that it has no involvement in any real estate purchase or refinancing transaction. There is no estoppel letter, no closing assessment, no approval to wait on.

What is not voluntary is the set of covenants, codes and restrictions recorded against every home with the Register of Deeds. Those run with the land. You are bound by them whether or not you ever pay the $80 or attend a meeting. Read them during due diligence, because the association will not be the one enforcing your neighbor’s expectations, but the recorded document still governs what you can build.

What the dues actually buy: landscaping, irrigation and electricity at five entrances, quarterly newsletters, off-duty officers patrolling on weekend nights, and an annual directory. The association says most homeowners pay. It represents over 1,440 families today, up from roughly 300 when it incorporated in 1977, reportedly formed in part to resist annexation.

Lot size depends entirely on which phase you buy in

Providence Plantation is often described as a neighborhood of half-acre to two-acre lots. That is true of the original sections and flatly wrong for later ones, and the difference is large enough to change what you should pay.

Streets in the original sections include Providence Plantation Lane, Providence Creek Lane, Houston Branch Road and Grimmersborough Lane. The later section covers Peverell Lane, Marmot Point Lane and the upper blocks of Providence Plantation Lane. If lot size matters to you, check the parcel rather than the neighborhood name.

You are in Charlotte, not Matthews

Every parcel in the neighborhood returns Charlotte as its municipality in Mecklenburg County records, and the Census geocoder agrees. The Matthews town line runs close by, closely enough that a bounding box around the area picks up 130 Matthews parcels alongside 1,101 Charlotte ones, but nothing inside Providence Plantation is in Matthews.

That decides your tax bill. The 2026-27 combined rate inside Charlotte is 0.7857 per $100, against 0.7722 in the Town of Matthews. On a home assessed at $860,000 the Charlotte rate is about $6,757 a year before the county solid waste fee.

Schools are Charlotte-Mecklenburg Schools, which assigns by address and adjusts boundaries over time. Run the exact address through the Mecklenburg County GeoPortal tool that CMS directs families to, rather than trusting a listing site. Assignments here have been misreported, including pairings with schools in Matthews that would not apply to a Charlotte address.

The swim and racquet club is separate, and it has a waiting list

The Providence Plantation Racquet and Swim Club on Houston Branch Road is a distinct organization from the HOA, with its own board. Buying a house here does not make you a member, and membership is capacity-limited: the club runs a wait list.

It has six courts, four lighted ClayTech and two hard, with one hard court doubling as two pickleball courts. There is a pool, clubhouse, playground and a swim team, and the club fielded 34 USTA teams in 2026. Dues are not published publicly, though the published late-fee schedule makes clear an initiation fee exists. If club access is part of why you are buying, ask about the wait list before you go under contract, not after.

Parks, greenways and one common error

The greenway serving this neighborhood is Four Mile Creek, not McAlpine Creek. A spatial query of the county’s greenway layer around Providence Plantation returns Four Mile Creek Greenway and its tributary branch, roughly 2.7 miles of trail between them. McAlpine Creek Greenway is more than six miles north and gets named here by mistake regularly.

Colonel Francis J. Beatty Park is about 2.7 miles away, roughly seven minutes, and the county flags it for boating. McAlpine Creek Park, 6.1 miles out, is not flagged for boating at all, so descriptions of kayaking there are wrong. If you want to put a boat in the water nearby, Beatty is the answer.

Driving, SouthPark is 9.8 miles at about 23 minutes free-flowing, Uptown 15.1 miles at about 27, and downtown Matthews just 3.4 miles at about nine.

The tradeoff

Providence Plantation offers mature trees, genuinely large lots in the older sections, a voluntary HOA at a nominal price, an optional club, and a location that reads suburban while sitting inside Charlotte with quick access to both SouthPark and Matthews.

The costs: median sale price around $859,707 for the three months to July 2026, which is real money, and prices there were down 3.8 percent year over year while price per square foot rose. Housing stock is largely 1970s and 1980s, so budget for systems and finishes. Lot size varies by a factor of three depending on phase, and buyers routinely assume the larger figure. The club you may be counting on has a wait list. And a voluntary HOA cuts both ways: nobody is coming to enforce standards on your neighbor either.
