South vs North Charlotte: The Tax Myth and the Real Gaps

South Charlotte and north Mecklenburg sit in the same county and pay the same county property tax rate: 49.27 cents per $100 of assessed value for the 2025-26 tax year. On combined rate, the north side is actually the cheaper one. Cornelius comes in at 66.58 cents, Huntersville at 72.02 and Davidson at 75.87, all below the 76.68 cents a Ballantyne or SouthPark address pays as part of the City of Charlotte. An earlier version of this page said south Charlotte had lower property taxes. It does not, and this page now explains what actually varies.

Quick answer

Every address in Mecklenburg County pays the same county rate. What varies is the municipal rate stacked on top, and the north Mecklenburg lake towns have lower municipal rates than the City of Charlotte, so south Charlotte is not the low-tax side of the county.

How Mecklenburg property tax actually works

The mechanism is simpler than the folklore. There is one county rate, set by Mecklenburg County, and it applies to every parcel in the county without exception. For 2025-26 that rate is 49.27 cents per $100 of assessed value. Nothing about being north or south changes it.

On top of that, if your address falls inside an incorporated municipality, that municipality adds its own rate. Mecklenburg County has exactly seven: Charlotte, Cornelius, Davidson, Huntersville, Matthews, Mint Hill and Pineville. If your address is not inside one of them, you pay the county rate alone.

Read the table and the old claim falls apart. Ballantyne and SouthPark are not towns, they are parts of Charlotte, so they pay the Charlotte rate. Three of the four lowest combined rates in the county belong to north Mecklenburg towns. The single highest belongs to Pineville, in the south.

Why the rate still is not the answer

Here is where people go wrong in the other direction. A tax rate is only half of a tax bill. The bill is the rate multiplied by the assessed value, and the assessed value is set by what property is worth in that place.

Work an example. On a $600,000 assessment, the Charlotte combined rate of 76.68 cents produces about $4,601 a year. The same $600,000 assessment in Cornelius at 66.58 cents produces about $3,995, a saving of roughly $606. That is real money and it argues for the north side.

Now change one variable. If the house you actually want in Cornelius assesses at $750,000 instead, that lower rate produces about $4,994, which is more than the Charlotte bill on the $600,000 house. The rate went down and the bill went up. Waterfront and near-water property on Lake Norman is not priced like inland property, and that shows up in the assessment.

So the correct way to compare two sides of the county is to take two specific houses you would genuinely buy, look up each one’s assessed value, apply each one’s combined rate, and compare the two annual figures. Anything short of that is arguing about half an equation.

The differences that are actually structural

Strip out the tax question and the two sides of the county really are built differently, in ways that hold up.

South Charlotte is mostly Charlotte. Ballantyne and SouthPark are areas within city limits, not municipalities. They have no mayor, no town council and no police department of their own, so every civic question goes through a city of more than 900,000 people. What they do have is employment density: Ballantyne Corporate Park runs 535 acres and more than 4 million square feet of Class A office space, and SouthPark holds Nucor’s headquarters along with major operations for Bank of America, First Citizens Bank, CSX and Fluor.

North Mecklenburg is towns. Huntersville, Cornelius and Davidson are separate incorporated municipalities, each with its own government, its own police department and its own budget. If you care about being able to walk into a town hall and be heard, that is a genuine structural difference, and it runs the opposite way from the south side. What the north has instead of an office park is Lake Norman, which shapes both the recreation and the pricing.

Transit and the school district

On rail, the south side has something the lake towns do not. The LYNX Blue Line runs the South Boulevard corridor and ends at I-485/South Boulevard station at 9508 South Boulevard, which opened November 24, 2007 and offers roughly 1,366 park-and-ride spaces, the second largest such facility the Charlotte Area Transit System operates. The Blue Line does not reach Huntersville, Cornelius or Davidson.

That said, note what the south side’s rail access actually is. Neither Ballantyne nor SouthPark has a Blue Line station either. The line serves the South Boulevard corridor, so using it from most of south Charlotte means driving to a park-and-ride, which is a real option and not the same thing as living near a stop.

On schools, the two sides are identical in one important way: Charlotte-Mecklenburg Schools is a single countywide district, serving all seven municipalities and every unincorporated acre between them, with 139,328 students enrolled for the 2026-27 year that began August 25, 2026. Moving from Ballantyne to Davidson does not change your district. It changes your assignment. Confirm any specific address through the district’s Find My School tool, at all three levels, since boundaries are adjusted over time.

The tradeoff, said plainly

South Charlotte gives you the largest concentration of offices outside uptown, the region’s biggest retail, newer housing on the Ballantyne end, and the only light rail corridor of the two. You buy into a city rather than a town, which means better regional services and no local government of your own.

North Mecklenburg gives you actual towns with their own governments and, on the strength of the 2025-26 rates, three of the county’s four lowest combined tax rates. It also gives you a lake, and the lake is why a comparable house can assess higher there and erase the rate advantage entirely. There is no light rail. And the commute to the south-side employment centers crosses the whole county.

The choice comes down to what you want your week to look like and where you work, not about a tax edge that the numbers do not support in either direction. Why do people think the south side is cheaper on taxes?

Usually because they are confusing counties. Union County to the southeast has a lower county rate of 43.42 cents for 2025-26, and towns like Weddington add very little on top. But Ballantyne and SouthPark are in Mecklenburg County, not Union, so that comparison does not apply to them. Within Mecklenburg, everyone pays the same county rate.

Are Ballantyne and SouthPark separate towns?

No. Both are areas within the City of Charlotte. Mecklenburg County has seven incorporated municipalities: Charlotte, Cornelius, Davidson, Huntersville, Matthews, Mint Hill and Pineville. Take each property’s assessed value, divide by 100, and multiply by that jurisdiction’s combined rate from the table above. Compare the two annual dollar figures, not the two rates. A lower rate applied to a higher assessment can easily produce the larger bill, which is common when comparing lakefront north Mecklenburg against inland south Charlotte.
