Weddington’s smallest allowed lot is 18,000 square feet, not one acre. That surprises almost everyone who moves here in 2026 believing they bought into a one-acre town, and it is the first of several gaps between Weddington’s reputation and Weddington’s rulebook that are worth knowing before you write an offer.
Quick answer
The three things newcomers most often get wrong about Weddington are the lot size rule, whether their address is actually in the town, and which schools their address feeds. All three are checkable, and none of them work the way the shorthand suggests.

The one-acre rule is a density target, not a lot size
Weddington is described everywhere as a one-acre-minimum town. The town’s Unified Development Ordinance, adopted April 2021 and amended through August 2025, does not contain a one-acre minimum lot in any residential district.

Where the acre comes from is the town’s comprehensive plan, which sets future land use categories at roughly one dwelling unit per acre across most of the town. That is a density ceiling spread over a whole tract, not a promise about the lot you are buying. The conservation option makes the difference concrete: a builder can plat smaller lots as long as the tract keeps half its net acreage as conservation land and yields no more homes than a conventional layout would have. The result is real preserved open space next to lots that are visibly under an acre.
The town’s descriptive line, that Weddington consists almost entirely of homes on lots of an acre or more, is true about the existing housing stock. It is not a rule about what comes next. Measure the actual lot.
Your mailing address may not be the town
This is the expensive one. A Weddington postal address covers considerably more ground than the Town of Weddington, and the difference changes your tax bill, your vote and who answers your complaint.
The town publishes its own subdivision map and zoning map. Communities labeled on them include Weddington Downs, Weddington Estates, Weddington Oaks, Weddington Preserve, Weddington Heights, Sanctuary at Weddington, The Meadows at Weddington and The Falls at Weddington. Several communities routinely marketed as Weddington do not appear on either official map, which is strong evidence they sit outside the town line in Marvin, Waxhaw or unincorporated Union County.
Note the name too. The town’s map labels it The Falls at Weddington. It gets written as The Falls at Weddington constantly, including in older coverage on this site, and specifics that have circulated about its acreage, home count and builder lineup are not something I could confirm from any primary source, so I am not repeating them here.
Before you rely on being in town, check the parcel against the Town of Weddington zoning and subdivision maps, or call Town Hall. An address one street over can be a different jurisdiction with a different tax rate.
Schools are assigned by address, and some feeders split
Weddington is served by Union County Public Schools, and UCPS assigns students by the domicile of the parent. The district groups schools into clusters, and in its own published materials two elementary schools that feed the Weddington cluster are marked as split feeders, meaning part of the school’s attendance area feeds one cluster and part feeds another. Rea View Elementary splits with the Marvin Ridge cluster, and Wesley Chapel Elementary splits with the Cuthbertson cluster.
What that means in practice: you cannot infer a Weddington high school assignment from a Weddington address, a neighborhood name or a listing site, and neighbors on the same road can genuinely land differently. UCPS publishes attendance boundary maps, and as of September 2026 its online address lookup is still listed as coming soon, so the reliable route is to confirm with UCPS student assignment directly at 704-296-1005 or through the zoned school’s data manager. Do not rely on a listing aggregator, and do not rely on this page.
The town is still deciding what it becomes
Weddington grew from 9,207 residents in 2010 to 13,181 in the 2020 Census, and the town’s own town center planning work describes a 39 percent increase in residents over ten years. Recent decisions run in both directions. The council approved a 12-lot conservation subdivision on Forest Lawn Road in March 2026 and a 27-lot conservation subdivision on Hemby Road in March 2025. It denied a project on Weddington Road in May 2025. Other proposals were withdrawn, and a 46-lot subdivision on Weddington-Matthews Road was still pending when I checked. The town also adopted a new comprehensive land use plan in 2024, replacing its 2019 plan, and amended its development ordinance four times between July 2024 and August 2025.
If you are moving here for the low density, that is the file to watch. It is public, and it is where the character of the town actually gets decided.
The tradeoff, said plainly
Weddington gives you space, a very low municipal tax rate and schools people move for. What you accept is a town with almost no commercial base, which has two consequences newcomers feel later rather than sooner.
First, everything is a drive, and the town has no park or public trail of its own to walk to. Second, a town funded almost entirely by residential property has limited room to absorb costs, and its rate is not frozen. Weddington raised its own tax rate by a full cent, from 2.5 to 3.5 cents per $100, effective FY2026. That is still a small number next to most Charlotte-area towns, and the direction is the point: the low rate is a choice the council remakes every year, not a permanent feature.
