Belmont is west, and it is a different county

Belmont keeps showing up in conversations about moving to the Charlotte area, and it deserves to. But it belongs to a different part of the map than Ballantyne, SouthPark, Waxhaw or Pineville, and pretending otherwise wastes people’s time.

The city sits 12 miles west of Charlotte and roughly 9 miles east of Gastonia, in Gaston County. It was incorporated in 1895 and covers about 12.2 square miles, with 15,010 residents recorded at the 2020 census. Interstate 85 runs through it east to west, and US 29/74, known locally as Wilkinson Boulevard, is the other main route into Charlotte.

The geography is the thing to hold onto. Belmont sits between the Catawba River and the South Fork Catawba River, which form two arms of Lake Wylie around it. Water on two sides is a large part of the appeal. It also means the routes east into Charlotte funnel across river crossings, so a twelve-mile drive is not a twelve-minute one at rush hour. Drive it at the hour you would actually be driving it before you decide.

The tax bill is the biggest practical difference

This is the number most people comparing Belmont against the Mecklenburg side have not run, and it is large enough to change a monthly payment.

Put a number on it. On a $500,000 assessment, Belmont’s combined rate produces roughly $5,270 a year. The same assessment inside the City of Charlotte produces roughly $3,834. That is a difference of about $1,436 a year, or close to $120 a month, before anything else about the two houses is considered.

This does not make Belmont a bad buy. A rate is applied to an assessed value, so if a comparable house assesses lower on the Gaston County side, the higher rate lands on a smaller number. That is exactly the calculation to run on two specific addresses rather than in the abstract. What it does mean is that a rate-per-hundred comparison is not optional homework when you cross this county line.

A different county means a different school district

Belmont’s public schools are part of Gaston County Schools. They are not Charlotte-Mecklenburg Schools, and nothing you have read about CMS assignment, magnets or boundary reviews applies here.

People relocating from out of state routinely miss this, because they research the Charlotte metro as though it were one system. It is not. Mecklenburg, Gaston and Union counties each run their own district with their own assignment rules, their own calendar and their own boundary process. Moving from Belmont to Ballantyne is a district change, not a school change.

As with anywhere, confirm the assignment for the exact street address with the district itself before you write an offer, and confirm all three levels rather than assuming they travel together.

What Belmont actually has

The case for Belmont does not depend on being near south Charlotte. It stands on its own, and it is stronger when you stop measuring it against a market it is not in.

Belmont Abbey College, a private liberal arts institution founded in 1876, has been in the city longer than most things in the region and gives a city of 15,000 the kind of institutional anchor that towns that size usually lack. The Daniel Stowe Conservancy covers 380 acres of botanical gardens and opened to the public in 1999. The historic downtown is walkable in a way that a lot of the newer metro is not, because it was laid out when that was the only option.

And there is the water. Being wrapped by two rivers that widen into Lake Wylie means lake access is an ordinary part of life here rather than a weekend expedition, which is not true of most of Mecklenburg County.

The tradeoff, said plainly

Belmont offers a small, old, walkable city with a college, a botanical garden, real lake access and an interstate through the middle of it, twelve miles from a major employment center. For someone who wants a distinct place rather than a subdivision, that is a genuinely different product from what south Charlotte sells.

The costs are specific. The combined property tax rate is 105.40 cents per $100, materially above every Mecklenburg and Union County option in the table above. The commute crosses a river on a corridor with limited alternatives, so bad traffic has nowhere to go. You are in a different school district than the Charlotte metro pages you have probably been reading. And the city is small, which means a narrower selection at any given moment and fewer comparable sales when it is your turn to sell.
