Relocating to Charlotte: Plan Your Visit First

Most people book the trip the same way. Three days, a flight in on Thursday, a full Saturday of showings, and a flight out Sunday night, with the goal of walking into a house and knowing. That’s a reasonable plan and it’s aimed at the wrong target. At three to nine months out, which is where most relocating buyers actually are, the houses on the market during your visit will all be sold by the time you move. What won’t have changed is the county lines, the school calendar and the drive. Those are the things worth spending a weekend on.

There’s also a clock you probably haven’t started thinking about. North Carolina gives a new resident 60 days to get a license, South Carolina gives 45, and South Carolina won’t let you register a car at all until you have paid the county property tax on it first. None of that changes where you look. All of it changes when you should come and what you should nail down while you’re here. So here’s how I would spend the trip.

The trip is for eliminating places, not for finding a house. Come home with two areas you’d happily live in, four you have crossed off, and a clear answer on the state line question. If you also happen to see a house you love, that’s a bonus rather than the objective, and if you have been honest about the first job, you’ll recognize the right house much faster later.

That reframe changes the itinerary. You drive more than you tour. You go at rush hour on purpose. And you spend one evening with the counties’ own websites rather than at dinner.

The Short Answer

Use a relocation trip to eliminate areas and settle the North Carolina versus South Carolina question, not to find a house. Time the visit around the school calendar rather than around flight prices, drive the commute at the hour you’d really drive it, and get the deadline clocks on your calendar before you land.

The row in that table I would circle is the South Carolina one about paying the car tax before you can register. It catches people coming from almost anywhere else, because in most states registration comes first and the tax bill follows. Here it runs the other way, and finding that out at the counter is a bad morning.

Come when the school calendar says to

If school enrollment is part of your move, the school calendar should pick your travel dates, because the districts here run on application windows that close long before the school year starts.

Charlotte-Mecklenburg Schools is the clearest example, and right now it’s also a cautionary one. For the 2026-27 year, future registration ran October 13 to November 21, 2025, the choice lottery ran October 13 to December 5, 2025, notifications went out January 6 to 16, 2026, and the transfer and reassignment period ran March 16 to April 15, 2026. Every one of those windows has closed. If you’re reading this in the fall of 2026 and planning a 2027 move, expect the next cycle to run on a similar calendar, and confirm the dates on the district’s key dates page once it posts them.

Union County Public Schools runs a similar calendar with different dates. Its school choice lottery ran December 15, 2025 to February 13, 2026, with notification February 23 and a seat claim deadline of March 4. Special programs ran February 2 to 27, and dual language immersion for rising kindergarten ran March 9 to April 2. For transfers, the window that applies to a relocating buyer, which the district labels for students new to UCPS or new home construction or acquisition, ran July 1 to August 31, 2026. After that date the district still accepts requests for a residence change or a student new to the district, so an actual move isn’t shut out.

Two more dates belong on your calendar. Charlotte-Mecklenburg Schools presents its final attendance boundary plan October 26, 2026, holds a public hearing November 10, and the board votes December 8, 2026. And Union County publishes a list of schools closed to transfers on capacity grounds for 2026-27, which this year includes Cuthbertson, Marvin Ridge, Porter Ridge and Weddington high schools. That’s a capacity list rather than a judgment about any school, and it tells you the assigned boundary is what counts in those areas.

On the South Carolina side, Fort Mill School District 4 enrols new students through a residency document appointment rather than a dated application window, and it is specific about what it will accept as proof: a deed, a certificate of occupancy, a closing statement, a real estate tax receipt or a signed lease, and it won’t take a utility bill or a vehicle tax receipt.

Decide the state before you decide the town

This is the decision that should come out of your trip, because everything downstream depends on it and it’s genuinely close. Plenty of people assume South Carolina is simply cheaper, and that’s not what the numbers say. It’s a different system, and which one wins depends on your situation.

On income tax, North Carolina is a flat 3.99% for 2026, down from 4.25% in 2025. South Carolina restructured this year into two brackets, 1.99% below $30,000 and 5.21% at $30,000 and above, less a fixed $966. If you have seen an older comparison putting South Carolina’s top rate at 6%, that was tax year 2025 and it has changed.

On property tax, South Carolina assesses an owner occupied primary residence at 4% of fair market value rather than the 6% default. That’s a real advantage and it’s not automatic: you have to file the legal residence application with the county, before the first penalty date for the tax year you’re first claiming. In South Carolina that means paying by January 15, because the penalty attaches on January 16. Miss it and you sit at 6% for the year.

On cars, the two states go opposite directions. North Carolina charges a one-time Highway Use Tax of 3%, capped at $250 if you have had the car titled in your name in another state for at least 90 days, and requires an annual safety inspection plus an emissions inspection in both Mecklenburg and Union counties. South Carolina charges a flat $250 Infrastructure Maintenance Fee and no state inspection, then taxes the vehicle as personal property every single year, and you can’t register it until that bill is paid.

On sales tax, Mecklenburg County is 8.25%, the highest in North Carolina. Union County is 6.75%. Fort Mill and the rest of York County are 7%. Drive the commute at the hour you’d drive it

A mapping app will tell you 34 minutes. It’s answering a different question than the one you’re asking, because it doesn’t know that you leave at 7:20 on a Tuesday and it has never sat at the light you’ll sit at every single morning.

So do it properly. Pick the two or three areas you’re serious about, and drive from each one to the office at the actual hour, on an actual weekday. If your trip is a weekend, build in a Friday morning or a Monday morning and use it for this. Most people I work with are going in one or two days a week rather than five, so a longer drive is a cost you pay occasionally rather than a daily sentence, but you should know what you are agreeing to.

While you are at it, look at what the state has already funded, because that is your drive in three years. NCDOT has the I-485 Express Lanes project funded through construction, adding an express lane each direction between I-77 and US 74 and a general purpose lane each direction between Rea Road and Providence Road, with a new Weddington Road interchange alongside it. And NC 16, Providence Road South from Rea Road to Waxhaw Parkway, which is the road most Waxhaw and Marvin buyers drive, carries an NCDOT estimate of $92.65 million in right of way and $151.90 million in construction, with construction beginning in 2029. Both figures are marked preliminary and subject to change.

If flying home matters, Charlotte Douglas is a real asset and worth a number rather than an adjective. It carried 53,574,392 passengers in 2025 and publishes 194 nonstop destinations, including 44 international.

The mistake I watch people make on these trips is scheduling them like a vacation, with the good stuff on Saturday. Saturday traffic tells you nothing. If I could change one thing about how a typical scouting trip is planned, it would be trading one Saturday showing block for one Tuesday morning drive.

Build the loop so you are not crossing the county twice

South Charlotte is wider than it looks on a map, and the single biggest waste of a scouting day is zigzagging across it. The geography runs roughly in an arc, and if you drive it as an arc you will see far more.

Group your days by county, not by price. A sensible Union County day runs Weddington, Wesley Chapel and Marvin in the morning, when the large lot areas make sense back to back, then Waxhaw for lunch because it has an actual downtown to walk, then Indian Trail and on toward Monroe in the afternoon. That is one continuous arc and you are never doubling back.

A Mecklenburg day is a different shape: Ballantyne, then Matthews, then Mint Hill, which runs roughly south to northeast along the I-485 corridor. A South Carolina day is Fort Mill and Indian Land, and it is worth doing as its own day rather than bolting it onto a North Carolina one, because you want to feel the drive across the line rather than treat it as a detour.

Three practical notes. Put the walkable places at mealtimes, because Waxhaw’s downtown and Matthews’ downtown are the two you learn most by being on foot in. Leave one block of the trip completely unscheduled, because you will want to go back to one area for a second look and that is usually the most useful hour of the whole trip. And do not try to add Huntersville, Mooresville or Concord to a South Charlotte trip, which people do constantly. They are a different side of the metro and you will spend the day on I-485.

What you can only learn standing there

There is a short list of things no website will tell you, and they are the reason the trip is worth taking at all.

Whether a lot is on county water or a private well is the big one, and in the larger lot Union County towns it changes from one side of a road to the other. You cannot tell by looking, so ask for the specific parcel in writing. We went through which towns run their own systems and which lean on the county in our town by town comparison.

Then there is the thing the mailing address hides. A Waxhaw address is usually not in the Town of Waxhaw, and a Matthews address in ZIP 28104 is usually in Union County rather than the Town of Matthews. That changes your tax rate and your school district, and it is the single most common thing I have to untangle for people. We wrote up what the town line changes, and what decides a Union County school assignment, both worth ten minutes before you travel.

The rest of the list is short and physical. Stand in the backyard and look at what is behind it, then check the county map for whether that treeline is zoned to stay. Drive the neighborhood at 6pm on a weekday rather than 11am on a Saturday. And find the grocery store, the urgent care and the hardware store from each area you are considering, because that five minute versus twenty minute difference is the one you will feel every week.

The clocks that start the day you move in

None of this affects where you buy, and all of it affects your first two months, so it is worth having on a list before you land rather than discovering it at a counter.

In North Carolina you have 60 days from establishing permanent residence to get a license if you plan to drive. Registration is tied to a different trigger: when you accept gainful employment, or when the reciprocity window with your old state expires, which NCDMV puts at usually 30 days, whichever comes first. Bring the out of state license, a Social Security document, and proof of a North Carolina address, and make it two address documents if you want REAL ID. You will also need proof of liability insurance from a carrier licensed in North Carolina, which is the piece people most often arrive without.

The vehicle itself carries the Highway Use Tax at 3%, capped at $250 when you have held the title in another state for at least 90 days, and there is a separate credit for tax paid to another state within 90 days of applying. Then the inspection: North Carolina runs an annual safety inspection statewide, and an emissions inspection in 19 counties including both Mecklenburg and Union. NCDMV exempts some light duty vehicles less than three years old or under 70,000 miles from the emissions part, along with diesels and vehicles 20 years or older.

In South Carolina the license and the registration both run on 45 days. The vehicle costs a flat $250 Infrastructure Maintenance Fee, and SCDMV puts the typical total at $305 with the title and plate fees, which does not include the county property tax. That county tax is the step to plan around: you contact your county auditor, a bill is generated, you pay the county treasurer, and you bring the original paid receipt to SCDMV. Registration will not happen without it.

And if you buy in South Carolina, put the legal residence application on the list the week you close. It is the difference between a 4% and a 6% assessment ratio on your primary home, it has to be filed before the first penalty date for the year you are claiming, and Lancaster County asks for a valid South Carolina license and copies of all your vehicle registrations with it. That last detail means the DMV errand and the tax errand are connected, so do them in the right order.

Work with someone who does relocation

An agent who mostly sells to people already living here is solving a different problem than yours. A local buyer already knows which side of Providence Road they want and what the commute feels like. You are the one who needs the county line explained before you tour anything, and who needs somebody to say plainly that the house you love is zoned to a school that is closed to transfers.

What to actually ask when you are interviewing. Ask whether they are licensed in both North Carolina and South Carolina, because if the state line question is live for you, an agent licensed on one side has to hand you off on the other.

Ask them to walk you through a parcel lookup on an address you found yourself, and watch whether they go to the county record or to the listing. Ask how they handle a purchase where you are not in the state, because that is the likely shape of your offer. And ask what they will do with the day you are here, which is a fair test of whether they have thought about relocation as its own job.

Three things we left out because we could not confirm them. York County’s own legal residence guidance was unreachable, so only the statewide South Carolina deadline appears above. Lancaster County School District publishes no reachable enrollment or transfer window, so we don’t give one and a phone call is the fallback. And the current status of the NC 51 widening through Matthews rests on a 2018 document with a target date that has passed, so we don’t state where that project stands.
