You find a house you like. The listing says Weddington. So you assume Weddington Elementary, Weddington Middle, Weddington High, and you start picturing the drop off line.

That assumption is wrong often enough that there’s a correction sitting on this site about it. Union County Public Schools does not assign your child by the town printed on your mail. It assigns by domicile, and three separate things can put your address in a school you didn’t expect. Below is what actually decides it, the two naming traps that catch people who are being careful, and how to check a specific address in about five minutes.

What actually decides which school your child attends?

Where your parent or guardian lives. Not the town on your mailing address, not the name of the subdivision, and not what the listing says.

Union County Public Schools states it plainly on its Student Assignment page: students “are assigned to home schools based on the domicile of the student’s parent.” Domicile is the legal word for where you actually live and intend to stay, and the district points to Board of Education Policy 4-19 for the full definition. The district then draws attendance boundaries over that, and those boundaries do not follow town lines.

So the question isn’t “what town am I in.” It’s “what does the district’s boundary map say about this exact address, today.” Those are different questions and they have different answers more often than people expect.

Here is where people get tripped up. Each row is a real pattern, not a hypothetical, and the right hand column is the document that settles it.

I’m starting with our own mistake because it’s the fastest way to show how easy this is. An earlier version of our Hunter Oaks page said that community fed Marvin Ridge Elementary. There is no Marvin Ridge Elementary. I corrected it on the page and left the correction visible, because a buyer who read the original and stopped checking would have walked into an appointment with the wrong school in their head. If it caught us, working on this full time, it’ll catch you.

Your mailing address is not your town, and your town is not your school

Two separate things are going on here and it helps to pull them apart.

The first is that a mailing address is assigned by the postal service for delivery convenience. It follows post office routes, not municipal limits. That’s why you can pay taxes to one town, vote in another jurisdiction, and have a third town’s name printed on your electric bill. It’s normal across Union County and it isn’t a mistake anyone made.

The second is that school attendance boundaries are drawn by the school district for a completely different set of reasons. The district lists them on its own assignment page: choice and equitable access to programs, use of buildings, transportation, travel time from home, how efficiently buses run, and keeping attendance lines and neighborhoods continuous. Town lines are not on that list.

Once you see they’re two unrelated systems, the surprising part stops being surprising. Nobody built them to agree.

The example on this site is Elmbrook, a Pulte community with a Weddington mailing address that is not in the Weddington attendance area. We wrote it up because buyers kept assuming otherwise. The school names are the second trap, and this one catches careful people

You’d think that if someone tells you a community is in the Marvin Ridge district, you could look up Marvin Ridge Elementary. You can’t, because it doesn’t exist.

I pulled the Union County Public Schools directory on September 13, 2026. It lists 29 elementary schools. Marvin Ridge is not among them. What the district does operate in that part of the county is Marvin Elementary and Rea View Elementary, with Marvin Ridge Middle and Marvin Ridge High above them.

The same pattern shows up again a few miles away. Sun Valley Middle and Sun Valley High are both real schools. There is no Sun Valley Elementary.

Weddington is the one that lulls you, because there it actually works. Weddington Elementary, Weddington Middle and Weddington High all exist and all carry the same name. Check the directory and the pattern holds. That’s exactly why people carry the assumption to the next area and get burned, and it’s why “the schools are named after the area” feels like a rule when it’s really a coincidence that holds in some places and not others.

So when a listing, a builder or a neighbor says “Marvin Ridge schools” or “Sun Valley schools,” that phrase is doing something slippery. At the middle and high level it names a real school. At the elementary level it names nothing at all, and the actual elementary school your child would attend has a different name that you have to look up separately.

This isn’t anyone being deceptive. It’s what happens when a district names its newer secondary schools after an area and its older elementary schools after something else. But it means you can’t verify an elementary assignment by pattern matching on a name, which is exactly what most people do.

Does your elementary school settle the middle and high school?

This is the layer almost nobody knows about, and it’s stated right on the district’s own boundary page.

Union County groups its elementary schools into clusters, and each cluster feeds a middle and high school pairing. That part is intuitive. The part that isn’t: the district notes that some elementary schools are feeders for two clusters, and it publishes those elementary maps with both. So knowing your elementary school doesn’t always tell you where your child goes in sixth grade.

Our Hunter Oaks page ran into this directly. The Rea View Elementary zone does not feed one single middle and high school, so “we’re at Rea View” isn’t a complete answer to the question a buyer is actually asking, which is where their child will be for the next thirteen years.

In practice you’ve got to confirm all three levels separately. Elementary, middle, high. Not one lookup, three. And you’ve got to do it for the exact address, because the neighbor two streets over can genuinely have a different answer.

The thing I’d push back on, gently, is the idea that any of this is hidden. It isn’t. The district publishes the boundary maps, publishes the lookup tool, publishes the assignment policy and staffs a phone line for exactly this question. What makes it hard is that four or five reasonable assumptions all point the wrong way at once, and nothing stops you until you’re already attached to a house. Ten minutes of checking at the start beats finding out in July.

What domicile means if you are building, renting first, or moving mid year

Domicile is a stricter word than address, and the district spells out the test.

Union County Public Schools states that a domicile changes only when the parent has abandoned the former domicile with no intention of returning to it, has established actual domicile in the new location, and has shown an intention to remain there indefinitely. All three, not one. The district cites Board of Education Policy 4-19 for the full rule.

That matters more than it sounds for three situations I see constantly on this side of the county.

If you’re building, you don’t have a domicile at the new lot until you actually live there. A signed contract and a framed house aren’t the same thing as residence, so plan for where your child attends during the build, not just after.

If you’re renting in one attendance area while you look or build in another, your assignment follows where you actually live right now. People assume the purchase address governs as soon as they close. It governs when they move in.

And the district is explicit that a minor can’t choose a domicile separate from the parent. It names a short list of exceptions, covering a married student, an emancipated student, and students living in certain group or placement homes, and Policy 4-19 spells them out. Using a relative’s address in a zone you prefer isn’t one of them.

None of this is unusual policy. Most districts have some version of it. It’s worth reading once, before you build a moving timeline around an assumption.

How do you check a specific address before you tour it?

Do this before you’re emotionally committed to a house, not after.

Start with the district’s own lookup tool, What School Do I Attend. Type the full street address, not the neighborhood name and not the subdivision. This is the district speaking about its own boundaries, and it’s the only source that counts.

Then open the Attendance and Boundary Maps page and find the cluster your address falls in. This is where you’ll see whether your elementary school feeds one cluster or two, which the lookup alone won’t always make obvious.

Write down all three schools by name. Elementary, middle, high. Then check those names against the district school directory. If a name you were given doesn’t appear there, you were given something that isn’t a school, which is the Marvin Ridge Elementary problem in miniature.

Finally, call the district and have them confirm it. The Office of Student Assignment is at 704-296-1005. Ask them to confirm all three levels for the exact address, and note the date you asked. Boundaries get redrawn as the county grows, so an answer is good as of a date, not forever.

One thing worth saying plainly: never take a school assignment from a listing, a builder brochure, a school rating site or any AI tool, including this one. They’re all downstream of the district and they go stale without telling you. I don’t publish specific address to school assignments here for the same reason. The district’s tool is the authority, and everything else is a lead to check against it.

What to do before you write an offer

Four things, and they take one afternoon.

Confirm all three levels with the district in writing or by phone, with a date attached. If the schools matter to your decision, it’s not a detail to leave for the inspection period.

Ask whether the address sits near a boundary line. Being three streets from an edge is different from sitting in the middle of a zone, because edges are what move when a district redraws. Union County has been one of the fastest growing counties in the state for two decades and the boundaries have moved before. The same pressure plays out across the state line, where Fort Mill enrollment growth slowed sharply last year after two decades of the opposite.

Separate the school question from the tax question. Whether you pay town taxes, which town, and which school you attend are three independent answers in this county, something we walked through in the Weddington daily life piece. People routinely collapse them into one and then get surprised twice.

And if the assignment is the reason you’re buying the house, say that out loud to whoever’s representing you. It changes which houses are worth your Saturday. I’d rather cross four houses off your list on a Tuesday than have you fall for one that was never going to work.
