Sardis Forest is a Charlotte neighborhood, not Matthews

Of the 171 lots under the Sardis Forest covenants, 168 sit inside Charlotte city limits and exactly one sits inside the Town of Matthews. As of September 2026 this is a Charlotte neighborhood that 36 of its own households receive mail in Matthews at, and that one fact explains most of what gets written about it incorrectly.

Quick answer

A Charlotte neighborhood with a Matthews mailing address

Sardis Forest is regularly described as straddling Charlotte and Matthews. Checked against Mecklenburg County’s own jurisdiction and address records, that is technically true and badly misleading: 168 covenant lots fall in the City of Charlotte and a single lot on Renfrow Lane falls in Matthews.

What is genuinely split is the mail. Of the covenant lots, 133 carry a Charlotte 28270 postal address and 36 carry a Matthews 28105 one, and those 36 are concentrated on Morning Dale Road, Dulins Knob Court and the Sardis Forest stretch of Hinson Drive. Every one of them is inside Charlotte. The postal city and the city you pay taxes to are different questions.

The history explains it. The subdivision was platted while the land was still unincorporated county, and Charlotte annexed it afterward, including an annexation ordinance covering Sardis Road effective in 1980. The mailing addresses were set before annexation and never changed. This is the same pattern we write about constantly on the Union County side, running in the opposite direction.

One more distinction worth carrying. Mecklenburg County also maps a wider area labeled Sardis Forest, roughly 288 acres and about 690 addresses across 37 streets, and that broader area really does split between Charlotte and Matthews. The 171-lot covenant subdivision and the county’s neighborhood label are not the same thing, which is one reason published figures about “Sardis Forest” disagree so much.

Built fast, in the 1970s, by a name you can verify

The developer attribution holds up. The recorded articles of incorporation for the homeowners association, executed July 20, 1976, list William H. Trotter at the head of the initial board, with the directors at an East Morehead Street address in Charlotte. The association itself was incorporated July 22, 1976 and remains active with the North Carolina Secretary of State.

The build years need correcting, though. County assessor records show 23 homes completed in 1976, 39 in 1977 and 80 in 1978, then a thin tail: 8 in 1979, 9 in 1980 and 10 spread across 1981 to 1985. Roughly 85 percent of the neighborhood was standing by the end of 1978. Calling it a late-1970s and early-1980s community understates how quickly it went up. It is a mid-to-late 1970s neighborhood with a small amount of infill after.

That matters practically. Homes here are approaching or past fifty years old, which puts original systems, cast iron or polybutylene plumbing, aluminum branch wiring and 1970s panels squarely in inspection territory. Many have been updated. Do not assume which ones.

The homes, the lots, and what they actually sell for

All 169 assessed covenant properties are single-family. The median heated area is about 2,350 square feet, with 114 three-bedroom homes and 55 four-bedroom homes. Lots run a median of about 0.33 acre and a mean of 0.45, ranging from 0.27 up to 1.72 acres. About a fifth are under three tenths of an acre, and roughly fifteen are over half an acre, so the common description of a uniform third to half acre overstates both ends.

This is a small neighborhood with fewer than a dozen sales in most years, so a single unusual house moves the median. Median assessed value is $403,100 on the 2023 revaluation basis, and the next revaluation takes effect January 1, 2027.

The $376,000 median that circulated on this page previously, including in our own older write-up, was roughly $175,000 low. It describes where Sardis Forest was around 2021, not where it is now. The claim of a five-day average time on market was also unsourceable: days on market lives in the MLS, not in public records, and no figure at any vintage could be confirmed for this update, so it is gone.

The HOA, and the other Sardis Forest

The Sardis Forest Homeowners Association is a live nonprofit registered with the state since July 1976. Its own materials describe 171 mandatory members, and Exhibit A of the recorded covenants lists exactly 171 lots across eleven streets: Sardis Forest Drive, Richard Barry Drive, Berry Ridge Road, Tree Haven Drive, Morning Dale Road, Renfrow Lane, Rock Point Road, Dulins Knob Court, Hinson Drive, Rinehart Court and a short stretch of Sardis Road.

The association owns real amenities that older summaries of this neighborhood miss entirely: a neighborhood park with a playground, a tennis court, a basketball court and an open field, plus wooded common area and creek frontage. The covenants record recreation tracts of 5.50 and 1.90 acres conveyed in 1976. Dues are annual, billed in the middle of the year, and the board confirmed a five percent increase in 2025. The dollar amount is not published anywhere I could find, so ask the association or the seller rather than trusting a number online.

Two cautions. Earlier coverage, including ours, said membership is optional for homes outside the 171. I could not find a primary statement supporting that, so treat it as unconfirmed and get the answer in writing for a specific address. And there is a second, entirely separate association called Sardis Forest Patio Homes, about 102 townhomes on Nolley Court under professional management. Data services blend the two, which is one more reason published price figures for “Sardis Forest” go wrong.

Schools, parks and the actual drives

Sardis Forest is in Charlotte-Mecklenburg Schools. Tested at points across the neighborhood against Mecklenburg County’s published CMS attendance boundary layers, the subdivision falls in the Matthews Elementary, Crestdale Middle and Butler High attendance areas. There is a real trap here: Sardis Road is itself an attendance boundary, and the Elizabeth Lane and Providence areas sit directly across it. Adjacent is not assigned. Because those county layers carry no school-year stamp, confirm any specific address through the Charlotte-Mecklenburg Schools locator on the Mecklenburg County GeoPortal before you rely on it. Do not use a listing site, and do not use this page.

On location, the old description was pointed the wrong way. Sardis Forest is not particularly close to NC 51 or Providence Road; both are around one and a half to two miles off. It sits on Sardis Road and Sardis Road North near the Monroe Road corridor, with Sardis Creek running through it. Downtown Matthews is about 2.8 driving miles, roughly seven minutes, not the four miles often quoted. Uptown Charlotte is about 10 miles and roughly 21 minutes without traffic, SouthPark about 7 miles, and the Promenade on Providence about 7 miles.

For green space the neighborhood is unusually well placed. McAlpine Creek Greenway has a Sardis Road entrance, with a 1.35-mile paved segment running from Sardis Road to Monroe Road and a Providence Road to Sardis Road section completed in 2020. James Boyce Park is about 1.4 miles away, McAlpine Creek Park about 2.4 miles, and Squirrel Lake Park in Matthews about 3.6 miles.

The tradeoff, said plainly

You are buying a fifty-year-old house on a third of an acre inside Charlotte city limits, and you are paying a Charlotte tax bill for it: 49.27 cents per $100 to Mecklenburg County plus 29.30 cents to the City of Charlotte, 78.57 cents combined for FY2026-2027, plus a solid waste fee. That is higher than the Matthews town rate and much higher than unincorporated Union County. The city rate went up this year, from 27.41 cents, and county assessments reset on January 1, 2027.

What you get for it is location and trees. This is an inside-485 address with a greenway entrance, mature canopy, a real neighborhood park and a seven-minute drive to downtown Matthews. What you give up is newness. Expect 1970s systems, smaller closets and fewer open floor plans than a buyer coming from new construction is picturing, and expect to spend on updates. Prices have roughly doubled here since 2020, so the era of buying this neighborhood cheaply is over.
